The Business Office is the center of most things that are done in Friendly Valley. A variety of services are performed. Residents can submit a Request Form to the Office Staff or a Bookkeeper, schedule meeting rooms, request information in person or by phone, get copies and/or send a Fax for a small fee. Notary services are provided to residents at no charge for the first 2 signatures.

The Office Staff prepares the Villager, monitors caregivers and Rentals, manages vehicle decal registration, distributes Association Minutes and Financial information, handles violations issued by Security, does all purchasing for the Business Office, Security and the Golf Lounge, maintains CC&R's and Bylaws changes, does research on special projects for the Recreational Association, performs numerous types of data entry, sends out correspondence, coordinates insurance issues and insurance payments, handles all election materials, Annual Reports and beginning of the year informational reports to all Associations, Homeowners and Residents, assists Boards with a multitude of issues, publishes the Friendly Valley Directory every other year.

The Office Staff also works closely with all Association Board of Directors, assists in Budgets and Reserve Studies preparation, issue checks, distributes Monthly Financial reports, work with Accountants to prepare Income Taxes, collects all Association Dues, and does all the input of Dues payments, as well as keep the Books for all the Associations. Facilitates the purchases of a Unit by Buyers and coordinates paperwork between Escrow Companies, inspectors and sellers.

The Business Office is always looking for volunteers to help with miscellaneous tasks and projects in the Business Office and the Community.
HEARINGS
The Business Office maintains a roster of Hearing Board delegates and alternates- two Directors from each Association as designated by the Association Boards. When a hearing is requested or required, the Community Council appoints three persons from the roster to serve as the Hearing Board. Selected members may not be from the same Association as the defendant, and Hearing Board members must be from three different Associations. One member of the Hearing Board will act as Chairperson. The Hearing Board shall select a date and time for the hearing, allowing sufficient time to provide the defendant with a 15-day prior notice of the hearing. The Office shall reserve a room for the hearing and prepare all documentation.

Simple Revocable Transfer on Death (TOD) Deed

The beginning of this year, Gov. Brown signed in to law the Simple Revocable Transfer on Death deed (TOD deed).  This is a new and simple way to pass property to a beneficiary without a probate, without setting up a trust or a will, and without holding title as a joint tenant.  The TOD deed has no effect during your lifetime, and it can be revoked at any time.
